Buying and selling in Lathrop
Lathrop is really two markets sharing one city name. River Islands is large enough and different enough that it has its own page. This one is about the rest of Lathrop — Mossdale and the established neighbourhoods — which behaves quite differently and is often priced as though it does not.
The most common Lathrop mistake is reading one half of the city across to the other. A comparable sale from inside River Islands tells you very little about a Mossdale home, and the reverse is equally true: different age of stock, different special tax position, different buyer. If a valuation you have been given mixes the two without saying so, it is worth asking why.
Mossdale Village and established Lathrop
Mossdale Village covers roughly 1,161 acres west of I-5 and east of the San Joaquin River, divided into three planning areas.
Mossdale Landing
Approximately 1,700 dwelling units together with around 654,000 square feet of commercial space, plus schools, parks and open space, planned around a pedestrian-oriented village centre.
Mossdale Landing East
Approximately 485 dwelling units alongside roughly 500,000 square feet of highway, village and service commercial uses, with parks and open space.
Mossdale Landing South
140 dwelling units with approximately 407,000 square feet of service commercial use, parks and open space.
Mariposa
A K. Hovnanian community, and currently the main new-home activity in Lathrop outside River Islands.
Established Lathrop
The older stock predating the master-planned expansion. Generally a different special tax position from the newer tracts, and it has to be checked parcel by parcel rather than assumed from the city.
Builders selling here as of September 2026: K. Hovnanian outside River Islands, with nine builders active inside River Islands itself. Which is precisely why the two halves of this city should never be valued off each other.
Builder activity changes constantly — phases sell out, new ones open, incentives change month to month. This line is dated for a reason. Ask me what is actually selling and what is actually being offered the week you are looking; that is a five-minute answer and it is current.
What to check before you buy in Lathrop
CFDs are common here — but not universal
New-build activity in Lathrop has been rapid, and special taxes are widespread as a result. Widespread is not the same as universal. Pull the current tax bill and the prior year on the specific parcel, and check whether the special tax has a termination date or runs indefinitely.
River proximity is a diligence item
Mossdale Village sits east of the San Joaquin River. Ask for the flood zone determination, an insurance quote and the natural hazard disclosure early, so that if there is something to discuss you still have contingency time to discuss it in.
Explain the special tax properly if you are selling
A buyer who discovers a second monthly obligation late feels deceived even when it was disclosed correctly, and a buyer who feels deceived renegotiates. Putting it in front of them at the start costs nothing and protects the deal.
Getting to work from Lathrop
The ACE station is here
Lathrop/Manteca is a stop on the Altamont Corridor Express, running to San Jose Diridon via Livermore, Pleasanton and Fremont. Four round trips per weekday — fine for a fixed schedule, difficult for a variable one.
I-5 runs through the city
Mossdale Village sits immediately west of it. Good for Valley access; the Bay Area commute still means the Altamont.

Is River Islands the same as Lathrop?
River Islands is a master-planned community within the city of Lathrop, but it functions as a separate market — different age of stock, different special tax position and a different buyer. Comparable sales should not be read across between the two without saying so.
Does Lathrop have Mello-Roos?
Commonly, yes, particularly in the newer tracts, though not universally. It must be verified on the individual parcel using the current tax bill plus the prior year, which also shows whether the amount escalates.
Is there a train station in Lathrop?
